Market perspective
Poland's construction and real estate market in perspective
The real estate market in Poland is still undergoing dynamic changes, and new developers and companies treat Poland as an attractive country for investment. The acquisition of the Resi4Rent portfolio by Vantage Development (part of the TAG Immobilien Group), valued at approximately PLN 2.44 billion (around EUR 577 million), was officially completed in 2026 following prior approval from the Polish Office of Competition and Consumer Protection (UOKiK). It was the biggest real estate transaction in this part of Europe.
There are other important trends and developments in the Polish real estate and construction market that are worth noting. For this purpose, construction sector research offered by Stratega, providing comprehensive consulting services as well as construction and real estate market research based on market analysis and competition analysis, is in high demand, and Stratega offers multiple research approaches based on the client's specific needs.
2026 Data Review
Poland's construction market
is moving at different speeds
Official indicators from Statistics Poland show why a construction brief should be segment-specific, current and explicit about what the evidence can and cannot answer.
Construction output, year on year
Construction-and-assembly production in June 2026 was 5.2% higher than a year earlier. Civil engineering grew by 18.7%, while building construction declined by 2.9%.
Statistics Poland, 20 July 2026Dwellings completed, January-June

Statistics Poland, 20 July 2026Construction prices, year on year

Statistics Poland, 20 July 2026Source: Statistics Poland releases dated 20 July 2026. Preliminary data where indicated. The output release covers enterprises employing more than nine people whose main activity is in construction under PKD 2007. Last reviewed: 9 August 2026. These indicators frame research questions; they are not Stratega forecasts.
Residential developers expecting to build more flats in 2027
Directional estimate indicating continued caution around near-term residential pipelines.
Construction companies expecting meaningful growth in 12 months
Short-term sentiment is estimated to be materially weaker than the longer-term view.
Expecting a larger market in 2030 than in 2026
The proprietary estimate points to stronger long-term confidence than near-term optimism.
Seeing skilled labour as a greater constraint than demand
Electricians, engineers, machine operators, project managers and skilled trades remain key audiences to investigate.

Audience design
Recruit the people who
shape the decision
A job title alone does not show who specifies, recommends, buys, installs, approves or uses an offer.
Buyers, tenants and occupiers
Explore search, location choice, viewing, financing, amenities, leasing criteria, service expectations and property experience.
Developers, investors and property teams
Distinguish investment authority, development decisions, leasing, operations, asset management and day-to-day experience.
Architects, engineers and specifiers
Verify asset class, project stage, recent specification experience, technical influence and the path from requirement to procurement.
Installers, contractors and channels
Understand availability, substitution, handling, training, service, distribution economics and repeat use across professional channels, with particular attention to the installers who accept or reject products on site.
Recruitment and quality
Verify direct involvement,
not title alone
Screening should establish the participant's recent projects, decision role, segment, geography and authority. Professional influence must remain separate from purchasing authority, and stated intention from completed behaviour.

Which construction and property audiences can you recruit?+
Developers, investors and property teams; architects, engineers and specifiers; installers, contractors and distribution channels; and buyers, tenants and occupiers. Screening verifies recent projects, decision role, segment, geography and authority, not job title alone.

Does market research replace due diligence?+
No. Market research does not replace legal review, engineering assessment, valuation, transaction data or official statistics. It explains perceptions, behaviour, intentions and decision criteria. This evidence complements due diligence.
